Real Estate: We have a long history of advising real estate businesses on the capital markets.  Having established an expertise in the sector, in 2002, we launched our first property fund and have since invested alongside our institutional clients in assets in the UK and Germany across residential, hotel, retail, commercial and office sectors. 

We have a long term commitment to and conviction in the German real estate market.  We have developed an excellent network of relationships with major finance providers, real estate brokers and service providers backed up by a wealth of internal resources and expertise on the ground from our offices in Berlin and across the Group.

Growth Capital: For nearly three decades, Shore Capital has been helping businesses grow.  We have worked across a broad range of sectors and at every stage of the business cycle, from start ups through to FTSE 100 listed companies both in the UK and internationally.

We have significant UK focussed real estate expertise across the Group, both in our Capital Markets and Asset Management Divisions.

As well as providing leading sector-specific research and acting as corporate adviser and broker to a number of real estate businesses, we have also managed several UK property investment vehicles

By way of example Puma Property, launched in 2002 invested in UK Commercial Real Estate and was successfully wound-up in 2008 delivering a total IRR of 39.2% to investors.

Having entered the German real estate market in 2005, we now manage 250,000 square metres of real estate across Germany on behalf of Puma Brandenburg Limited and Brandenburg Realty.

In July 2015, we assisted in the launch of a new vehicle, Brandenburg Realty Limited, which raised €150m to invest in the German residential and commercial real estate market.

Local presence: We have a multi-disciplinary team of 25 on the ground in Berlin.  Our experienced team includes architects, asset managers, lawyers, accountants and sales/ lettings specialists.  Our German office is supported by senior personnel from across the Group.

Broad sector expertise: The existing portfolio comprises assets in several sectors including:

Residential: We manage over 1,500 residential apartments located in Berlin and Potsdam.

Hotel: We asset manage a number of hotels including the Hyatt in Cologne and Ibis in Nuremberg.

Retail, Office & Commercial: The portfolio includes office, retail and other commercial assets across Germany including Berlin, Potsdam and Nuremberg.

Brandenburg Realty Limited: Launched in 2015, the vehicle’s primary focus is to acquire well-located, high quality residential buildings (which can also have commercial elements) in major German cities, with a focus on Berlin, in order to exploit the sector’s strong growth potential in Europe’s largest economy.  In executing its strategy, Shore Capital provides advisory services to the vehicle, leveraging the expertise we have developed since commencing activities in the German real estate market in 2005.

Puma I: Puma I was established in 1996 as a fund to invest primarily in UK companies seeking development capital for expansion.  The fun delivered net returns of 76.1% per annum between 1996 and 2000 when the fund was successfully liquidated and wound-up.

Puma II: Following the success of Puma I, Puma II was launched in October 1999.  Despite being managed over very challenging market conditions, the fund achieved an overall growth in net assets of 58% to December 2006, outperforming the FTSE AIM Index by 78.7% over the same period.

SME Investing: Through our subsidiary, Puma Investments, we continue to support UK business growth by providing equity investments alongside senior secured loans to SMEs.  Our team work across a broad range of businesses looking in particular for asset-backed businesses to assit in their development and growth plans.

Building upon our growth capital experience in the UK, we launched AIM listed St Peter Port Capital in 2007 to make investments into pre-IPO opportunities.

History: St Peter Port Capital Limited is an AIM listed closed-ended investment company launched in April 2007.  The fund raised £75m at launch.

Investment Strategy: The focus is to build a diversified portfolio of growing small to mid-seized companies which are seeking to achieve an IPO within a reasonably short time-horizon.  It is intended that investments will be opportunistic and not sector or regionally focused and that they will typically be passive in nature.

Current portfolio: St Peter Port's current portfolio includes investments in 32 companies as per its latest Annual Report & Accounts (31 March 2014).  The portfolio is weighted towards the oil and gas, mining and natural resources sectors.  The fund has taken a broad geographical approach investing in assets in major locations across the world.

We have a well-established property finance track record having lent against and advised on a large number of property development projects in a range of sectors.

Our Track Record: With over £500m of property loans and construction projects under our belts, we are a reliable funding partners to professional developers around the UK and across a range of sectors.

Multi Sector Experience: We have funded development projects on a range of asset types including: residential; hotels; care homes; student accommodation; commercial and retirement living.

Lending Products: We offer a mix of development focused lending products, namely:

  • Development loans;
  • Pre-development bridges; and
  • Development exit loans

Our loans are provided on a first charge basis against UK residential and commercial property with terms up to 30 months. Our ticket sizes typically range from £3-30m and we aim to provide finance much faster than traditional lenders.
